Reservation & Purchase Process
Please see schedule below for both the reservation and purchase process - properties may be initially reserved without financial or contractual obligation:
- Having selected your chosen unit, you will need to supply the following information via email – copy of photo page of passport, full address, contact telephone numbers, employment details (employed/self-employed)/employer’s address
- The property will be held for you until the Purchase Contract is sent to you via email (usually 5 - 7 days). This will need to be signed and returned within 48 hours. Please contact me if you need additional days in order to view your chosen unit
- Simultaneously, you will need to deposit 10% of the purchase price with the lawyers conducting the purchase. Referral to an independent Spanish lawyers and Notary with whom we have been working for 10 years is available (details available on request), alternatively you may retain your own if you so choose
- You will not need to travel to Spain for the closing as all documentation required can be sent/returned via email. However, please contact us if you do wish to be present and we will be happy to assist with your travel arrangements
- Once the full closing package has been received, you will then need to send the balance of the purchase price and the legal/notary costs to the lawyers by the due closing date
- Starfish Property Investments will refer you to an FCA regulated currency broker in order to obtain the best possible rate on your transfers
Mortgage finance is typically available (subject to status) on the following general terms:
- Maximum loan term: 30 years or up to 70 years of age
- Interest rate: Euribor + 2%
- Minimum interest: 4.5%
- Maximum loan amount: 40% - 100% of the purchase price
